I find it useful to separate three things: what the advertising says, what the advisor explains and what is actually written in the contract. If all three match, even better.

I would also add a conservative scenario: what happens if the exchange rate changes, the timeline shifts or income is lower for a few months? That helps avoid making a decision based only on enthusiasm.

For someone living outside the country, I would also ask how documents are signed, how funds are transferred and who can manage the property afterward.
